Wiring money in the front door
The money that buys the property has to enter Colombia in a way the state can see, attribute to you, and later let you take back out. That is one channel, a handful of forms, and a few rules that are easy to follow and expensive to skip.
The channel
Colombia runs an exchange control regime. Foreign currency for an investment must come in through the mercado cambiario via an authorized intermediary, in practice a Colombian bank or a stock brokerage (comisionista de bolsa) that offers investment accounts to non-residents. At the moment the money is converted, the intermediary files a declaración de cambio classifying the operation. For a property purchase the classification is international investment, real estate, and the investor named on it is you.
That declaration is what later becomes the Banco de la República registration your visa file needs, and it is also what lets you repatriate the proceeds when you sell. Skip it and you have a property you can live in and a sum of money that officially never entered the country.

Name matching
The investor on the declaration, the buyer on the escritura, the owner on the certificado, and the applicant on the visa form must be the same legal person with the same name as written in the passport. A wire from a joint account, a spouse's account, or a company account creates a mismatch that a lawyer then has to paper over with affidavits, if it can be papered over at all. Send from an account in your sole name, or in both names if both names will be on the deed.
Before you send
- Written confirmation from the receiving intermediary that the inbound funds will be declared as foreign direct investment in real estate, in your name.
- The promesa or a broker's letter identifying the property, so the declaration can reference the purpose.
- Source-of-funds documentation ready. Colombian compliance teams will ask, and a delayed compliance review can push you past a promesa deadline.
- A quoted exchange rate, or an agreement to convert at a stated spread to the TRM. Today's TRM is 3,202.79; a 2% spread on COP 612,816,750 is COP 12,256,335.
The exit
When you sell, the same registration lets you convert the proceeds and send them abroad as a return of registered investment. Buyers who came in informally discover at this point that they cannot get a bank to convert and wire a large sum without the registration, and the workarounds are all worse than doing it right the first time. Think of the declaration as the receipt you will need in six years.
Living money
Once you are here, the purchase channel is overkill for monthly expenses. Whether a corrective or late foreign-investment registration can rescue a purchase whose funds entered without the proper declaration depends on the intermediary and the specific facts. It happens. It is not a plan.
